I get clients asking about new housing developments in Longmont all the time. There are new build communities in East Boulder County, but West Grange stands apart in my mind thanks to its unique Southwest Longmont location across from open – and I mean wide open – space yet close to shopping, business parks, and schools. Plus there’s a couple of interesting layout features that I really like and aren’t common in a new community’s architectural layout.
Let me lay out the location in your mind. The major cross streets are 75th and Nelson Road in Longmont. Any road cyclist knows this stretch of 75th as the part of the route to the quaint Mary’s Store in Hygiene. As you look west from West Grange neighborhood, you get unadulterated views of the Front Range and Long’s Peak over miles of undeveloped farmland and open space. Yet only blocks to the east are an elementary, middle, and high school within the St. Vrain school district. You can start your day with a coffee mug or dog’s leash in hand and walk to either the Lagerman or Clover Basin reservoirs. Mid-day you can pedal Clover Basin Drive to grab groceries or a bite for lunch in the nearby shopping district. If your night includes strolling through historic downtown Longmont or heading to Boulder’s Pearl Street you can shoot over to Highway 119 (aka the Diagonal Highway) to get to your destination quickly.
Meritage Homes is the first developer to build homes on the site. They priced their West Grange new builds starting at the mid-$400’s. All Meritage Homes models have energy-efficient appliances and building materials to save the homeowners energy and money. There are lot choices and models available, and also quick move-in options. The finishes are really pretty, with stainless steel and granite gourmet kitchen options. There are windows at every turn to let in natural light to soak in beautiful Colorado views. However, two layout features stuck in my mind: 1.) welcoming front porches from where you can wave neighbors over for a cocktail at sunset, and 2.) floorplans that include tandem 3-car garages. A tandem garage allows you to fit 3 vehicles (2 front-to-back bumper) or allows ample space for workspace/bikes/atv’s/sport gear without having the front of your house appear like one long garage door. Floorplans include 2 to 4 bedrooms, with 2 to 3.5 baths. Meritage Homes laid these out nicely for the active Colorado lifestyle, which includes a lot of gear and a desire to connect to our mountain views. Markel Homes, which is the second developer at West Grange, is set to have homes in the $350-$400K range. For Southeast Longmont, either builder offers a favorable home price.
